Local knowledge
This is the classic Center Grove–area setup: brick across the front, painted siding in the gables and around the entry, and a lot of white trim doing the visual work. The trim is what people notice, and it's also what fails first — south and west exposures cook, and the paint on fascia and column wraps starts to chalk and open up years before the siding does.
Bargersville and the Center Grove corridor have been building steadily for two decades, which means a huge share of homes are hitting their first real repaint window right now. Builder-grade exterior paint typically starts giving up somewhere around year eight to twelve, and out here it tends to show up in the same few places: the gable siding above the garage, the fascia and soffit on the sunny side, column wraps, shutters, gable vents, and the garage door frame.
Lots are also bigger and more open than in town. That's nice to look at and hard on paint — less tree cover means more direct sun and more wind-driven rain hitting the west face of the house. We spend more time on the west and south elevations for a reason.
The older properties scattered through the area are a different animal: real wood siding, wood trim, occasionally a farmhouse with layers of history on it. Those need scraping, spot priming, and caulk work before anything else happens. We'd rather spend an extra day on prep than come back in three years.
